Most people would automatically think that living near a pub would be a bad thing. But not all pubs are created equal and in some suburbs they are hard to avoid.
Local suburban pubs and clubs can be enormous with multiple bars and restaurants for every taste. They host live bands and have the kids catered for with playgrounds and chicken nuggets! For many of these suburbs, it’s the only pub in the village and it is generally located well away from residential areas. The simple rule of thumb here is to buy as far away as possible.
On the other extreme are our Inner West & Inner Eastern suburbs. The working class origins of many of these suburbs have resulted in a pub, almost, on every corner. We have also seen over the past couple of years, small wine bars popping up not only on the high street but also down long disregarded laneways.
With this in mind, buying close to a pub or a drinking establishment is harder to avoid, especially in the much coveted inner city suburbs, like Paddington, Surry Hills, Newtown or Balmain.
You will need to do your due diligence to make sure you don’t get any nasty surprises when the Cold Chisel cover band cranks up at 9pm!
Some of the questions you should ask are:
- What are the current trading hours? Be aware that these can change, but not without council approval.
- Does it have an entertainment license?
- Does it have a beer garden or other outdoor area?
- What sort of clientele does it attract?
- How many pubs are in the area?
- How large is it?
- and most importantly……Would you want to eat or drink there?
If the pub has restricted trading hours, no outdoor area and no entertainment license, it may prove to have little impact on the surrounding properties and a negligible effect on resale value. But if it has a reputation for rowdy crowds and, even worse, violence, then steer clear!
In an ideal world, you wouldn’t buy too close to a pub and I’d strongly suggest that you don’t buy next door to one. But if your budget is limited (as it so often is) and the perfect property happens to have an imperfect location, then it is imperative that you carefully assess the potential impact on your lifestyle. And if the impact doesn’t seem too great, it may turn out that this is the compromise you need to make in order get your dream home in your preferred suburb.
And on the plus side, it won’t be too far to walk home once it becomes your local.
