All of our property searches start with a Getting Started Session. This means that the very first thing you’ll gain when working with us is clarity about what type of property you can buy, where you will find it and how much to spend.
Once we know where your opportunities will be, then we set about uncovering potential properties. We source both on and off market properties and will cover a wider geographical area than you can manage yourself.
We believe in transparency and you’ll know what we are investigating for you at all times. You’ll be able to check in, ask questions, make suggestions and generally be as hands-on or hands-off as you desire. We’ll certainly let you know as soon as we have found a property to recommend.
The devil is in the detail.
Once we starting evaluating a specific property you’ll notice that we kick into a completely different gear. The due diligence stage is all about protection and we want to find out if there is any reason why you should not buy this property.
This process starts with our Capital Growth Predictive Indicator – which is how we predict whether the property will outperform the median growth rate for its suburb and type. We always keep our eye on capital growth for owner occupiers as well as investors because we know that over time your financial position will be greatly improved if you make the right choices now.
Then we conduct our pricing research, which is rigorous and detailed. You’ll be able to clearly see where our price recommendation comes from and why.
We’ll conduct other due diligence in-house as well as project managing external advisors to cover legals, building/pest inspections and strata reports. Once we have all our ducks lined up – and as long as we haven’t uncovered any nasty surprises along the way – we can move into the purchase phase.
This is where our experience really counts.
Every negotiation begins with a strategy that takes into account the type of agent we are dealing with, market conditions and competitive situation. We’ll help you set your maximum budget before we commence negotiations so that you will not feel unduly pressured during the purchase process. And we’ll also represent you at auction when appropriate.
Throughout this whole process you will become informed and this will give you the confidence to take action. Or not, as the case may be – you’ll know when to act and when it’s better to wait.
